Founded in 1997 by David Michalski, and managed by his wife, Elif (Sara) Michalski, Realty Title Services is a family owned and operated small business serving Virginia, Maryland, and the District of Columbia.

We have closed thousands of residential and commercial properties over the years. We use industry best practices, secure technologies, and knowledgeable staff so your family can be confident in the purchase of your new home.

Dave Michalski

After founding Fairfax Realty in 1989, Dave wanted to streamline the settlement experience for homebuyers and their agents. To streamline settlements, Dave realized that bringing the settlement experience to the real estate office was a win for all involved and Realty Title Services was founded in 1997. True to Dave’s vision, today Realty Title Services continues to operate side by side by with Fairfax Realty in shared office space in both our Virginia and Maryland locations.

Dave is a lifelong resident of Fairfax County, Virginia. He is a graduate of James Madison University where he received a Bachelor of Arts in Finance and Economics.

Elif “Sara” Michalski

Sara began working at “the family business” over 20 years ago when she became a new parent and while on sabbatical from her medical practice as a pediatrician thinking title might be more flexible than medicine. Eventually, the sabbatical became permanent and the rest is history. Today Sara leads the team of title professionals at Realty Title Services. She is still not sure which has more flexibility for a working parent, title or medicine, but title was the right choice her!

Sara is originally from Istanbul, Turkey, and studied medicine at Marmara University. She came to the United States to continue her medical studies and residency in pediatric medicine at SUNY Stony Brook Medical Center and she completed a neonatal fellowship training at Georgetown University Medical Center. During her medical studies and residency in the U.S., she met and married Dave Michalski. Sara is a licensed title agent in Virginia, District of Columbia and Maryland.

Steven has over 20 years of experience in real property transactions including extensive experience in REO, national underwriting, federal criminal seizure, and deeds in lieu of foreclosure. He has represented clients to resolve complex title issues as well with trusts and estates and probate. His practice is primarily focused on property in the Commonwealth of Virginia. Today, Steven manages our Falls Church office where leads the team on Virginia transactions, reviews title examinations and conducts settlements.

Steven is a graduate of the College of William and Mary where he received a Bachelor of Arts degree (BA) and a graduate of George Mason University School of Law where he received a Juris Doctor (JD). He is admitted the Bars of Virginia and the District of Columbia and he is a licensed title agent for Virginia, District of Columbia and Maryland.

John Daroff, Esq

John has over 15 years of experience in various areas of law including criminal defense, family law, employment, judgment debt collection and real estate. Prior to joining Realty Title Services, John taught the pre-licensing class to aspiring real estate agents and he assisted distressed homeowners by negotiated short sales, loan modifications and deeds in lieu of foreclosure. Today, John manages our Silver Spring office where he leads the team on Maryland and D.C. transactions, reviews title examinations, conducts settlements, and oversees post closing.

John received a Bachelor of Arts (BA) from American University and a Juris Doctor (JD) from Widener University Commonwealth Law School. He is admitted to the Bars of Maryland, District of Columbia and Pennsylvania and is a licensed title agent in Maryland, District of Columbia and Virginia.
